Casita - 500 Square Feet

The Casita is specially designed to take advantage of the maximum allowable square footage for an accessory dwelling unit in Unicorporated Pinellas County.  We call it the Casita because this "little house" has all the features of a regular home including a full size kitchen and a washing machine/dryer closet.

 

Unit pricing ranges from $185 to $220 per square foot.

DESIGN: Client has the ability to fully customize any of the designs we have posted here. A client may also choose to start from scratch and design something completely new. The benefit of designing your cottage through Home Care Suites is that we will help align your design with your budget and goals.

BUILDING PERMITS: Building permits and contractor services are provided through Henry Moseley at Goldsborough Company.

FOUNDATION: Footings dug and foundation walls formed with concrete block. Foundation filled with inorganic fill dirt and treated with termite protection. 4” thick concrete slab is poured to complete the foundation

FRAMING: Traditional stick frame construction, built to Florida Building Code. This construction method meets Hurricane Standards to withstand high velocity wind. We also build concrete block structures.

UTILITIES: Water connection is made to the primary structure through CPVC tubing. Septic and sewer is connected with Schedule 40 PVC piping to th3e main wastewater line of the primary structure. A 100 amp electrical sub panel box is installed on the unit and a connection is made to the primary structure.

HOT WATER HEATER: Depending on the circumstances, we source hot water through a tankless heather (electric or natural gas) or a circular connection to the primary structure’s hot water heater.

HVAC: LG 18,000 or 24,000 BTU multi-zone condenser. This AC unit functions like a central AC system with duct work in the attic. These units are very energy efficient at are whisper quiet.

ROOFING: 5-V Galvalume metal with 30lb felt metal underlay. Galvalume metal roof includes 25 year warranty by manufacturer. Shingles or tile is also an option if you would like the cottage to match the architectural features of the existing house.

INSULATIONS: Spray tight BASF closed cell insulation R-13. This is a spray foam insulation that makes the building highly energy efficient.

BUILT-IN CABINETS: Cabinetry is built to clients specifications for bathroom vanity, medicine chest, and kitchen. Can be finished wood or plastic laminate. Cabinet doors samples are provided for client’s to make final decision on style

COUNTERTOPS: Countertops can be Granite, Quartz, or Formica. Again samples are provide to help client make final decision.

MIRRORS: Baths have polished plate glass mirrors above vanity tops

WINDOWS: Single hung, impact, double glazed (aluminum or vinyl) windows

DOORS Interior doors are pre-hung 4-panel composite Masonite. Exterior door shall be are fiberglass six panel.

TRIM: Floor trim work is completed with colonial casing and baseboard.

HARDWARE: Interior hardware is builders grade Schlage or equal brushed nickel.

EXTERIOR SIDING: Siding can be stucco, Hardieboard, or brick. Zoning ordinances will sometimes require that the siding match the architectural features of the primary home.

PAINTING: Interior walls have orange peel texturing. Interior and Exterior sample colors are selected by the client, and help is provided with putting samples on the walls for clients final decision.

FLOORING: Bedroom, bathroom, kitchen, and sitting room flooring is selected by the client. Whether the client prefers tile, wood, or laminate flooring, samples will be provided to help the client with a final decision.

APPLIANCES: Appliance package may be provided for the client including a washing machine, dryer, fridge, and stove. Client will select brands and color preferences (white, black, or stainless steel)
